The first step to obtaining your Tennessee mortgage license is applying for an NMLS account and ID number. To do so, go to the NMLS website.

     

To get a Tennessee mortgage license, take the required 20 (18+2) hours of classes, including 2 hours of Tennessee-focused electives and 18 hours of general mortgage education.

Tennessee Mortgage License Education Requirements

You will need to show that you have completed the following before you take your Tennessee mortgage license exam:

 

- 2 hours on Tennessee mortgage law

- 3 hours on Federal mortgage law and regulations

- 3 hours on issues surrounding fraud, fair lending, consumer protection, and ethics

- 2 hours on non-traditional mortgage origination

- 10 hours on elective subjects to complete your 20 hours

 

 

What's the Difference Between a Tennessee Mortgage Broker License and a Tennessee Loan Officer License?

If you are starting your career, you most likely will pursue a loan officer license or mortgage license. This covers you as an individual loan producer. In contrast, a mortgage broker license is used by an organization that employs individual producers.

 

Cost of Getting Your Mortgage License in Tennessee

Your investment in fees for this lucrative opportunity will include:

 

- TN License and Registration Fee: $100

- TN Application Fee: $100

- NMLS Initial Processing Fee: $30

- Credit Report: $15

- FBI Criminal Background Check: $36.25

 

 

PE Expiration Policy in Tennessee

 

The PE expiration policy protects consumers from loan officers with out-of-date education. This policy, which is now being enforced in Tennessee, states that you must retake your 20 hours of required classes if you either:

 

1. Did not apply for your license within 3 years of taking your classes OR

2. Stopped working as a loan officer for 3 years or longer and wish to return

 

Tennessee Continuing Education Requirements

 

Your NMLS license in Tennessee must be renewed each year to be valid. The application deadline is December 31, but TN recommends turning in your renewal application by November 1, along with a renewal fee of $100.

 

Your education requirements include 8 hours of classes, split between:

 

- 3 hours on Federal regulations

- 2 hours on ethics

- 2 hours on non-standard loans

- 1 hour on electives (no TN-focused hours required)

 

If you have not completed a criminal background check in the last 3 years, you must apply for a new one. If you have not completed an NMLS credit report for 3 years, you must also authorize a new report.

 

As long as you complete and submit your application by December 31, you are authorized to work on January 1, even if your license application is still pending. However, it is wise to send in your application by November 1.
