How to Get Your Mortgage License in Oregon

 

1. Apply for your NMLS Account and ID Number

The first step to obtaining your Oregon mortgage license is applying for an NMLS account and ID number. To do so, go to the NMLS website.

 

2. Complete your NMLS Pre-License Education

To receive a new Oregon loan officer license, you must finish 16 hours of general NMLS-approved instruction and 4 hours of Oregon electives for a total of 20 hours of education.

 

3. Need to Pass Your NMLS Mortgage Licensing Test

4. Complete Background Checks and Pay All Fees

5. Apply for Your Oregon Mortgage Loan Originator License

Oregon Mortgage License Education Requirements

- 3 hours on federal regulations

What's the Difference Between an Oregon Mortgage Broker License and an Oregon Loan Officer License?

The term “broker” is somewhat flexible, either referring to an employer that originates loans and employs loan officers or to an independent worker who is the middleman between buyers and various lenders. Both types of broker need a special type of license. In contrast, “loan officer” refers to an employee who sells loans for one employer, usually a bank or a broker, and uses an Oregon loan officer license. Loan officers are the ones who deal directly with borrowers, counseling them on loans, helping them fill out the application, and guiding them through the mortgage process.

 

 

Cost of Getting Your Mortgage License in Oregon

 

Be prepared to pay these fees to complete your licensing process:

 

- Licensing/Registration Fee: $80

- NMLS Processing Fee: $30

- Credit Report: $15

- Background Check: $36.25

 

 

PE Expiration Policy in Oregon

This policy requires that prospective loan officers retake all 20 hours of their pre-license courses under two circumstances. Either they never applied for their license and let 3 years pass after their coursework, or they have left the mortgage industry for 3 or more years and then come back. This policy is enforced in Oregon, so if you haven’t been active in the past 3 years, you’ll need to retake these courses.

 

Oregon Continuing Education Requirements

Your mortgage license in Oregon must be renewed each year if you want to continue working. This requires 8 hours of general continuing education (3 hours on federal regulations, 2 hours on non-standard mortgage loans, 2 hours on ethics, and 1 hour on other subjects) and 2 hours on Oregon-specific issues. You’ll also need to pay a renewal fee of $65 and a processing fee of $30.

 

Your license will expire on the last day of each year, so you should submit your renewal request by December 1 to ensure that it is reviewed before the expiration date. If your license renewal is not approved by the first of the year, you are not authorized to begin new loan applications. However, you can complete loan applications that were already in process on or before the last day of the previous year.
